It enjoys fair weather all year round, not as hot and humid as the Deep South, such as Florida, and not as cold as the northern regions such as New York or Chicago.

This property is situated in front of an entrance to Lake Marion, one of the best fresh water fishing lakes in the world. It consists of two acres of good rich land, underneath which is an unlimited storage of delicious, fresh water for free use by means of an electric well pump for the villa, the guesthouse, the swimming pool and fishponds, the fruit trees and all agricultural needs for the farm. This availability of free fresh water is a huge asset from an economic standpoint, and the electric has been designed carefully to conserve energy and cost, as well.

The farm is planted by all kinds of fruit and nut producing trees, such as peach, apricot, nectarine, apple, pear, plum, two varieties of fig, several varieties of olive, walnut trees, hazelnut and pecans, several varieties of grapes and blueberries. The varieties of trees and vines were chosen by the owner based on his background as an Egyptian growing up in the Nile Delta and after checking the soil of this land with the Agriculture Department and University in this area. The soil is a rich combination of sand and loam, well draining and full of nutrients as shown in the dark green color of the leaves. The growing season is year-round, because the weather is similar to Egypt, with no snow in the winter. The farm makes a good income from her produce and the government doesn`t require tax on the produce when selling it at market, as an encouragement to the people to develop their land into small family farms.

The property is landscaped and designed logically and conveniently, taking into account the shade and natural beauty of several old, huge oak trees. Before planting the fruit tree orchards, all the land was covered with an underground irrigation system to every tree. There are also three fresh water ponds stocked with fish, such as tilapia and catfish, and they are breeding and multiplying in numbers higher than the family can need, providing some good income from this source, as well. The buyer may also introduce other varieties of baby fish into the ponds as he may desire, and enjoy watching them grow.

Also there is a big covered barn, divided into sections for the animals. Currently there are sheep, goats, rabbits, and ducks, chickens, guineas, pigeons and peacocks. All poultry is hatching and growing naturally, without incubator. Around the animal area is a fence for controlling and protecting the animals in one large corner of the land.
The property is close by major highways and all forms of transportation for national and international travel. It is 45 minutes from Columbia, SC airport and train station, and 50 minutes to Charleston, SC airport, seaport and train station. We are very near to many wonderful shopping areas, restaurants, sports facilities, entertainment spots of all variety, and also very close by the forests for hunting deer, turkey, duck, quail and other small game nearly year round.

It is allowed on this property to have any trading or tourist business or any other commercial business. The kitchen of the guesthouse has legal permission to process the fruit produced on the land for commercial trade. This is an additional good source of income for the farm.
